The entire plot is over 30,000 square meters. of which about 13,500 sqm is covered and 10,000 sqm of sales areas and parking for 400 cars.

The property has a commercial distribution license for the food industry. This is valuable because not all shopping centers can have a license for food distribution in Italy as this is very regulated.  

The road access to the property is guaranteed by freeway which connects to the major city in the area. The nearest tollgate is about 10 km and the area is accessible by suburban public transport. 

Currently there are 10 businesses who rent the space. Under license, ownership can increase the number up to 12. There is a project to change to the entrances, service area, and facade.  

The name and the LOGO of the grocery brand is a large registered brand with revenues over 1 billion. Another major tenant is a leading company in the field of housing. These two tenants alone guarantee 80% of the fees.

For the use of the roofing slab, current ownership has received an offer of € 48,000 per year for a 12-year contract that also includes maintenance of the roofing slab at the expense of the operator of the photovoltaic system. 

The pro forma rent including the renovations of the new stores, additional rent from the new stores, as well as the photovoltaic plant, will raise the revenue to a conservative estimate of 1.3 million euros/year.
